Agency fees can be too steep these days and the amount of money made on house sales is not as high as it once was - here we've put together a guide featuring eight ways to save money when selling your home.

In an ideal world, selling a home shouldn’t cost homeowners a lot of money and instead, it should be used as a great opportunity to maximise profits.

Avoid Using an Estate Agent: There is no need to pay an estate agent to sell your home for you as it is possible to do it yourself. You can work out how much your home is worth by doing some research into other similar properties in the same area and don’t forget to look into homes that have already sold as well as ones that are currently for sale.

List Your Property Online: There are plenty of ways to list your property for free or for a small cost by using the internet. HouseSimple online estate agents are quick and easy to sign up to and you should also advertise your property on social media sites such as Twitter and Facebook.

Repaint Yourself: While the idea of hiring a painter and decorator to come and repaint your home before you put it on the market might sound more appealing than tackling the painting yourself, you will save a lot of money by getting out the brushes and spending a few weekends painting. A fresh coat of paint can make a big difference to the appearance of a property and can help to make it look brighter, fresher and more modern without spending a lot of money.

Negotiate the Solicitor’s Fee: You will need to make sure you use a solicitor to organise the legalities of the sale but you can haggle their fee, so don’t just go with their initial offer.

Make Small Additions: Adding some small finishing touches such as a bowl of fresh fruit, a vase of fresh colourful flowers and some incense oil into every room is a simple and cheap way to make the entire property look and feel fresh and appealing to buyers.

Write Your Own Description: You will need to put together a concise property description for potential buyers to read to attract them to arrange a viewing. Keep it short, sharp and to the point with important information about the size of the property, the number of rooms and the layout.
